What affects the price of an inspection
- Access. Covers at the surface are quick to open. Buried tanks with no plans take digging and time.
- System size and parts. Larger homes, pump chambers and alternative systems take longer to inspect.
- Pumping. Whether the tank is pumped during the visit, and whether that's priced in.
- Records. Missing plans can mean extra locating work.
- Timing. Short-notice scheduling before a closing date may cost more.
Ways to save
- Ask the Board of Health for your system plan before the inspector arrives.
- Ask for an all-in price that includes pumping and uncovering.
- Pump at least once a year and keep records — a passing report can then be used for up to three years instead of two.
- Consider risers, so covers don't have to be dug up for every pump-out.
If the system fails: For the 2025 tax year, Massachusetts offers a personal income tax credit of 60% of the cost to repair or replace a failed system on your principal residence — up to $18,000 total, claimed at up to $4,000 per year. Communities in the state's Community Septic Management Program can also offer low-interest betterment loans. Confirm current rules with a tax preparer and the Board of Health.
